Property Inspections

As the first line of defense, timely and accurate property inspections provide critical information about the condition and occupancy status of a property so that steps can be taken to secure and protect it. Through early detection when issues and damages occur, properties sustain fewer and less severe damages, saving money and protecting their condition and value.
Our  offers a full range of inspections, including exterior occupancy checks, contact attempts with door hangers, and full interior inspections.

Interior Inspections

Damages such as mold, roof leaks, and pest infestations aren’t visible from the outside of a property. Left unchecked, these issues can become expensive and difficult to repair and often strip a property of significant value. When identified early, however, damages often can be repaired for less than $500. Interior inspections are typically completed monthly, after the initial securing of a vacant property. Interior inspections comply with all investor and insurance guidelines.

Exterior Inspection

Inspectors visit defaulted properties to verify the occupancy status, determine the exterior condition of the property, and inform the servicer of any adverse conditions. Most importantly, inspectors verify and report on whether the property appears to be occupied or vacant. They also provide a detailed description of the exterior condition of the property and report issues such as exterior damage, unsecured doors or windows, and tall grass. Inspectors also will note the presence of “For Sale” signs, citations and notices.

Contact Attempt Inspection

Through contact inspections, inspectors will make up to three attempts on behalf of mortgage servicers and lenders to provide contact information to delinquent borrowers. Multiple attempts generally occur 24 hours apart and at different times of the day to increase the chances of a successful contact. Attempts to contact the mortgagor are made during a visual exterior inspection for occupancy status per investor/insurer guidelines and/or client instruction. No interior access is attempted on these visits. The inspector will leave a door hanger that contains the client’s contact information, in an effort to have the mortgagor contact the client. Rush services are available on a 24-, 48- or 72-hour basis.

Hazard/Rehab

Property rehab is another service that Hossain Property Preservation offers. Our staff are readily available and can be relied upon to produce magnificent work at any given time.

Property Preservation

Hossain Property Preservation works on behalf of loan servicers and through its national vendor network to keep vacant properties secure, safe and well-maintained inside and out. All work performed follows applicable investor and insurer guidelines. Our contractors evaluate and report potential damages or issues so they can be addressed in a timely and cost-effective manner. Hossain Property Preservation assists its clients every step of the way, from default through foreclosure and conveyance.

Securing

Once an inspection determines that a property is vacant, Exceeding Expectation Property Preservation takes steps to protect it. A contractor will secure the property and perform a lock change according to investor or insurer guidelines. If the property is pre-foreclosure, the lock will be changed on a secondary door when possible. Post-foreclosure, all locks will be changed.

During both pre- and post-foreclosure securing, properties receive regular inspections to identify damages and debris. In cold climates, plumbing will be winterized. All results are documented with photos and written reports, then submitted to the client.

Eviction

Exceeding Expectation Property Preservation is a company that cares. We, therefore, take great measures to ensure the safety of your property. Hence when it comes to eviction, you can rest easy as all our staff handling it are licensed and well versed with the local laws and rules; thus ensuring a smooth transition.

Debris removal reduces health and safety risks.

Debris Removal

Interior and exterior debris that creates a potential health, safety or infestation risk, or that may result in a code violation, is routinely removed from properties, both pre- and post-foreclosure. Once a property has gone through foreclosure, all debris inside and out, hazardous and non-hazardous will be removed. Interior debris is removed per investor guidelines, and exterior debris is taken to a licensed dumping facility. Personal items left in the property remain until clients provide specific instructions or a personal property eviction is ordered, generally, once the property has moved through foreclosure

The timeframe is tight to assure that a property is in “convey condition” for HUD.

Convey Maintenance

When a property is scheduled to convey to HUD, a mortgage servicer has a tight window of time to assure that the property is in acceptable “convey condition.” All required information must be in order and readily available to the mortgage company at their request. Contractors are sent to confirm and immediately report back on the vacancy status of the property; maintenance is scheduled, and all convey maintenance work orders must be submitted within 24 hours of completion and sent to the client.

Winterizations prevent potentially severe and expensive water damage. 

Winterization

In cold climates, vacant properties are vulnerable to costly and serious damages from frozen and burst water lines. Exceeding Expectation Property Preservation winterizes all plumbing fixtures, inside and outside a home, including sinks and toilets, outdoor spigots, and dry, steam and radiant heat systems.

Exceeding Expectation Property Preservation contractors drain all water lines and use air compressors to assure that all water is blown out of the lines. Contractors also drain hot water tanks and pressure-test the system for possible leaks. Toilets are cleaned and flushed, and antifreeze is added to bowls and tanks. Antifreeze is poured into sink drains and traps. Stickers are applied to all winterized fixtures noting the date of winterization, providing Safeguard contact information, and advising that the fixtures cannot function without a proper de-winterization.

Whenever possible, utilities at a vacant property will be turned off. If a sump pump is present, electricity will remain on. All winterization services are supported with written and photo documentation and submitted to the client for review.

Snow removal is important to keep properties safe.

Snow Removal

In the winter, removing snow accumulation is important to provide safe access to properties by maintenance crews, city inspectors, first responders, real estate agents and others who have legitimate business at a property. Exceeding Expectation Property Preservation maintains all walkways and driveways, per our client’s request and instruction, during the winter to assure safe access. Snow accumulation of three inches or higher is removed per investor guidelines, and surfaces are salted to prevent ice build-ups.

Emergency Repair

Exceeding Expectation Property Preservation is way ahead of other companies. We use the latest equipment and machinery to ensure high-quality results. Some of the seasonal services we offer include snow removal, lawn mowing, and hedge trimming among others.

Proper lawn maintenance improves curb appeal and assures compliance with local ordinances.

Lawn Maintenance

Whether a vacant property is in pre- or post-foreclosure status, it must be well-maintained so that it does not detract from the neighborhood, create a public nuisance, or draw a code violation.

Exceeding Expectation Property Preservation contractors follow FHA regulations, generally cutting grass every two weeks in a season, beginning in April in most states. Shrubs are trimmed once per season, and more frequently at the client’s request. All lawn maintenance is performed according to client instructions and investor guidelines. During lawn maintenance, properties are also checked to assure that they are secure.

REO services keep the property maintained and secure.

Real Estate Owned (REO) Maintenance

As the market for REO services has increased in the aftermath of the nation’s housing crisis, Hossain preservation has become a leader in maintaining the REO assets of its clients to protect the value and help improve the marketability of properties.
Previously, the task of maintaining REO properties had been left to real estate agents under contract to sell the property. However, separating the marketing and maintenance responsibilities allows real estate agents and field services companies to focus on what each does best. Real estate agents can focus on selling properties, and field services companies can focus on keeping the property maintained and secure.
Exceeding Expectation property preservation has led the industry in developing processes to improve the timeliness and quality of service performed. Most importantly, we established an effective triangle of communication between our property preservation, its contractors and the property’s real estate agents, which results in additional checks and balances to help assure that REO properties remain in the best condition possible to reduce time on the market and improve the value and desirability of properties.

The initial services order is the first step to placing a “SOLD” sign in the yard.

Initial Services

When a property moves to REO status, the focus shifts from simply protecting and maintaining it, to marketing and selling the property as quickly as possible.
Exceeding Expectation Property Preservation contractors secure the property, re-key all doors, remove debris and complete a full maid-service cleaning of the interior of the home. Depending on the season, the grass will be cut or the water lines will be winterized. The property will be inspected for damages, pool areas will be secured and emergency conditions, such as basement flooding or roof damage, will be addressed immediately.
The contractor also will notify the real estate listing agent when the initial services have been completed so that the agent can immediately begin marketing the property.

Ongoing services keep properties marketable throughout the duration of the sale process.

Ongoing Services

Exceeding Expectation property preservation continues to service REO properties inside and out to maintain their curb appeal and marketability. Ongoing services include lawn maintenance and monthly marketability checks. Other services such as securing and de-winterization are completed as needed. Our goal is to assure that every REO property remains secure and marketable from the initial service order through the final inspection.
